Learning outcomes
To learn basic methods and instruments of construction management: time and cost planning with quantitative models, project control, design of construction operations, site optimisation and health and safety related issues.
Course contents
1. Construction Project Management. Planning and scheduling of construction projects. Construction planning tools: barcharts, Location Based Planning Systems, Critical Path Method CPM, Precedence Diagramming Method PDM and Program Evaluation and Review Technique PERT. The Work Breakdown Structure WBS. Time / cost trade-off. Resource optimization: traditional method, minimum moment method. Project control. The Earned Value Method.
2. Building site health and safety. Health and safety laws and regulations for construction. Responsibility of professionals and of workers. Safety plans and safety technical codes. Building site layout, scaffoldings, site power plant, demolition, excavation. Noise, vibration and chemical related hazards.
3. Building process and professionals: owner, designer, general contractor, subcontractors, technical element suppliers, project supervisor, production manager, testing surveyor. Construction companies and construction industry: history, organization, legal assesment, work specialization, enterprising activity. Bidding analysis. Different bidding systems, different types of building design, working design documents; analysis of design for construction; analysis of laws and technical codes for construction concerning materials quality control, occupational health and safety and project supervision's codes of practice. Public works: construction phase. Public Works laws and regulations: general issues, bidding accounting, professionals' responsibility.
4. Cost engineering and economical assessment of construction projects. Budgeting: direct and indirect costs; site and company costs; fixed costs and variable costs; estimate costs and final statement costs. Accounting methods in bidding contracts. Economic parameters for equipment selection. Cost accounting. Construction project cost control.
5. Design of construction operations. Analysis of construction processes, work classification and WBS, time and resource assessment of construction activities; Construction cranes and electrical systems. Site layout design and safety; construction site logistics, components and phases.
